Eagan is in the middle of a significant corporate real estate shift. The former Thomson Reuters campus, 263 acres with a 1.1 million square foot office building, is being redeveloped by Ryan Companies, with Amazon taking part of it. Blue Cross has been shrinking its Eagan headquarters. Large buildings that are partly vacant, partly under construction and partly still occupied are among the hardest properties to secure, because the normal rules about who belongs where stop applying.
Active redevelopment means active job sites, and job sites in the south metro lose copper wire, tools, fuel and equipment overnight. Construction security here is usually a night post or scheduled patrols timed to the phases when the most portable value is sitting on site.
For the campuses still fully occupied, the work is lobby and access control, badge enforcement, parking structure patrols and incident documentation that a corporate risk team will actually accept. Reporting quality matters more to this buyer than to almost any other.
