Security built around how property managers actually work

You are not really buying guard hours. You are buying fewer 11 p.m. phone calls, something to send the owner when they ask what is being done, and a building that does not lose good tenants over safety. That is a different purchase, and most security companies do not sell it.

The reporting is the part that matters to you

A property manager is accountable upward in a way most security buyers are not. When an owner or an association board asks what happened, or why the security line item should survive the next budget, you need something to send them. A verbal assurance from a vendor is not that.

Every shift we cover produces a written activity report: checkpoints with the times they were actually checked, what the officer observed including the things that were normal, any incident with what was done about it and who was notified. It arrives on a schedule we agree with you up front. You can forward it without editing it, and that is the point.

One portfolio, one patrol route

If you manage several properties in the same part of the metro, a standing post at each one is almost never the right answer financially. A marked vehicle running a documented route can cover several buildings in a night at a fraction of the cost, with each stop logged separately so every property has its own record.

That also means coverage can be weighted where the trouble actually is. Four passes at the building with the parking lot problem, one at the quiet one, adjusted next month when the pattern changes. Try getting that from a company that quoted you a fixed post before seeing either building.

The 2 a.m. problem

Without officers on site, the after-hours call comes to you. With the wrong vendor, the after-hours call still comes to you, because the officer cannot reach anybody either. Our 24-hour line is answered by the people who run the company, not a national call center that opens a ticket and calls you back in the morning.

That is the single most common reason managers move to a local company, and it is worth more than a lower hourly rate.

Turnover, tenants and the things that are not incidents

Residents rarely leave because of one dramatic event. They leave because the parking lot has been dark for a year, because people they do not recognize keep coming through a door that does not latch, and because nothing they reported ever visibly changed.

Our officers are trained to treat residents as residents rather than suspects, and the free walkthrough we start with usually surfaces two or three physical fixes that cost you nothing in guard hours. If a working gate and a replaced light solve it, we will tell you that.
